How I shortlist what to show you

I only shortlist properties I'd put my own money into, so I avoid the disputed-title situations this market is known for. I don't expect you to take my word for it: your independent lawyer verifies the deed before you commit, every time. I shortlist to narrow the field; your lawyer confirms it.

What you get is someone who only recommends a property he'd buy himself, or tells you to walk away. The developer pays my fee on completion; you pay nothing, either way.
